About Us

Quinn & Co., formerly known as Quinn Bros was established in 1970 by Aidan Quinn M.I.A.V.I. Like most established Estate Agents in Mid-Ulster, our business began with one individual covering various roles such as Valuer, Auctioneer, and Sales Negotiator. However, due to the huge increase in demand for property, coupled with significant changes in the property industry as a whole, the team has expanded and we can now offer the services of a qualified valuer, a managed lettings service and fully trained sales negotiators (see Our Services). With the wealth of experience and solid knowledge of the industry we have acquired over the years, we pride ourselves in being on of the leading estate agents in Mid-Ulster. We carry out a range of valuations as follows for banks, building societies, private clients, solicitors etcÂ… For inheritance tax, probate, matrimonial, compulsory purchase/completion, residential house/commercial, agricultural, residential/industrial, development lands with a first class service

Residential Letting & Property Management Service

Option 1 – 'Let Only'

  • Source suitable tenant
  • Obtain references (Provide a rental guarantee - extra £100.00)
  • Preparation of tenancy agreement
  • Provide rent book in compliance with regulations
  • Complete Inventory Schedule
  • Complete all Housing Executive forms (for DHSS tenants)
  • Advertise on our website and www.propertypal.com (including internal & external photos)
  • Erect 'To Let' signboard (if required)
  • Arrange an EPC (Energy Performance Certificate)*
  • Provide competitive ‘Landlords Buildings Insurance’ to protect your property 
  • Cost: £325.00

Option 2 – 'Full Management Service'

This is the ideal option for landlords, who don't want any of the hassle with marketing the property, vetting potential tenants, viewings, preparing the lease, collecting monies etc…

  • Source suitable tenant
  • Obtain references (Provide a rental guarantee - extra £100.00)
  • Preparation of tenancy agreement
  • Provide rent book in compliance with regulations
  • Complete Inventory Schedule
  • Complete all Housing Executive forms (for DHSS tenants)
  • Advertise on our website and www.propertypal.com (including internal & external photos)
  • Erect 'To Let' signboard (if required)
  • Arrange an EPC (Energy Performance Certificate)*
  • Advice on rental values
  • Collection and remittance of rents to a nominated account
  • Arrange all repair and maintenance work and payment of invoices
  • Payment of regular outgoings such as domestic rates and insurance etc…
  • Notify the relevant utility companies and the rates office of new occupier (if required)
  • Advice on suitable properties for investment purposes
  • Cost: 8% p.a. (can be paid up front or deducted weekly/monthly from rents collected) 
    Extra £95.00 to source each new tenant after term of lease

* Please be aware that all properties available for rent must have an EPC (Energy Performance Certificate), in order to comply with new legislation which came into force in January 2009. We can arrange an assessment of your property and provide a certificate through an accredited Energy Assessor. The cost of this certificate starts from £80.00 and will last for 10 years.
